Netherlands sees 10.3% rise in average WOZ property values in 2026

The average WOZ (property tax assessment) value for Dutch homes reached €439,000 in 2026, a 10.3% increase from the €398,000 average a year earlier – the strongest yearly gain since 2023, when values rose more than 16%. This marks the eleventh consecutive year of growth, though the pace slowed compared with the two preceding years.

Municipalities rely on WOZ figures to set local taxes and fees. The rise was observed across all municipalities, with the most pronounced jump in Pekela (Groningen province), where the average rose 19% to €254,000. Laren in North Holland recorded the highest national average at €993,000, while Heerlen in Limburg had the lowest at €238,000. Province‑wide, Limburg saw the steepest increase at 11.9%, bringing its average to €348,000. The data were released by the Dutch Central Bureau of Statistics (CBS).
