New Hampshire home prices hit record $580,000 median

The median sales price for a single-family home in New Hampshire reached a new record of $580,000 in July 2026. This represents a 5.5% increase from June 2025 and a 36% increase since May 2021.

Despite an increase in available inventory—with 2,992 homes for sale in July, the highest monthly number since June 2021—demand continues to outpace supply. The New Hampshire Association of Realtors reported that the state's months' supply stood at 2.7 months, indicating the market remains unbalanced. This trend contrasts with national data from Realtor.com, which showed average asking prices across the United States declining for nine consecutive months.

Historical data indicates that while residential building permits in 2025 reached their highest level since 2006, the state remains in a significant housing shortage compared to previous decades. Critics have pointed to the gap between median household income and home prices, noting that only approximately 15% of New Hampshire families can afford a home at the current median price.
