New Taipei City pre-sale housing market shifts toward higher price brackets

The pre-sale housing market in New Taipei City is undergoing a significant shift in price structure. Data from the Ministry of the Interior and analysis from Yung-Ching Realty Group indicate that properties priced under 10 million TWD have become increasingly rare, accounting for only 1.6% of pre-sale transactions in the first half of 2026, down from 17.2% in the same period in 2022.

Currently, the market is dominated by the 20 million to 30 million TWD price bracket, which rose to 38.0% of transactions, surpassing the 10 million to 20 million TWD segment for the first time. Experts attribute this trend to rising construction costs, land scarcity in prime areas, and demand spilling over from high prices in Taipei City. While transaction volumes in areas like Danshui, Linkou, and Tucheng have declined, demand remains concentrated in core districts with mature infrastructure and transport links, such as Xinzhuang, Yonghe, and Banqiao.

In the Xizhi District, despite a 16.23% decrease in transaction volume compared to the previous year, residential property prices have shown slight growth, rising from 455,000 TWD per ping in Q3 2025 to 462,000 TWD in Q2 2026. This stability is supported by a growing population exceeding 210,000 and ongoing infrastructure developments, including the Xidong Line metro project.
