New York City housing market faces high ownership costs and broker fee violations
New York City residents are facing significant financial pressure in the housing market, with the cost of buying a home significantly outpacing the cost of renting. According to a Realtor.com report, the monthly cost of purchasing a median-priced home in the city reached $10,737 in the third quarter of 2026. This is approximately $6,952 more than the city’s median asking rent of $3,785, which hit a record high during the same period.
While median listing prices fell 2% year-over-year to roughly $1.41 million, rising mortgage rates have offset these decreases. High interest rates and rising rents have created a squeeze for both prospective buyers and renters.
Simultaneously, city agencies are cracking down on illegal rental practices following the 2025 FARE Act, which largely bans brokers from charging fees to tenants. The Department of Consumer and Worker Protection has identified various violations, including brokers disguising fees under different names or offering fake ‘off-market’ listings to solicit payments. Since the law took effect, the agency has issued 91 summonses alleging 130 violations.
