New York City implements stricter sidewalk shed regulations

The New York City Department of Buildings (DOB) has implemented new rules aimed at reducing the number and duration of sidewalk sheds citywide. Under the new regulations, sidewalk shed permits must now be renewed every 90 days instead of annually. Each renewal requires a report detailing repair progress and justifying the continued need for the structure. Property owners who fail to complete façade repairs within a reasonable timeframe or leave sheds in place without active work may face graduated monthly penalties starting in early 2027.

To improve the urban environment, the DOB has proposed six new sidewalk shed designs developed by Arup and Practice for Architecture and Urbanism. These designs are intended to increase light, visibility, and sidewalk space while maintaining overhead protection. Because the city owns these designs, building owners may use them freely. A public comment period for these designs is open through September 24.

Additionally, the city is updating guidance for large campus properties, such as schools, medical facilities, and NYCHA developments. Required shed coverage will generally be limited to 40 feet from a building to prevent sprawling networks that extend far beyond the façade.
