New York City real estate sees major refinancing and conversion loans
New York Life has provided a $386 million floating-rate loan to refinance the 750,000-square-foot office tower at 200 Madison Avenue in Midtown East. The refinancing was secured by a joint venture involving George Comfort & Sons, Loeb Partners Realty, and Jamestown. The property, located near Grand Central Terminal, recently underwent lobby renovations and is adding new amenity spaces. Recent leasing activity includes a 15-year extension and expansion by Havas Health.
In Lower Manhattan, Northwind Group has originated a $219 million construction loan to facilitate the conversion of 100 Wall Street into a mixed-use property. The project, a joint venture between BLDG and David Werner Real Estate Investments, will transform floors 2 through 11 into 168 rental apartments while maintaining the upper floors as office space. The building is currently over 95% occupied on its upper levels. Planned residential amenities for the new units include a swimming pool, fitness center, and rooftop deck.
