New York transit-adjacent housing developments receive approval

New York area officials have approved two separate residential development projects aimed at increasing housing density near transit hubs.

In Forest Hills, the New York City Planning Commission approved a rezoning for a 21-story tower at 100-12 Queens Boulevard. Known as ‘The Frances’, the project will feature 390 apartments, including nearly 100 affordable units, situated directly above the 67th Avenue subway station. The development will replace a retail strip currently housing several long-standing local businesses. While the project includes public realm improvements, some local residents have expressed concerns regarding the impact on neighborhood character and existing tenants.

In Westbury, the village approved a $100 million plan by Gotham Organization to construct a five-story mixed-use building on a former MTA parking lot near the Long Island Rail Road station. The project will include 184 apartments, ground-floor retail, and a public plaza. To meet village requirements for transit-oriented development, 10% of the units must be designated as affordable housing for residents earning 80% or less of the area median income. Construction is expected to begin next year, with an anticipated opening in 2029.
