Nice City Council adopts new rules on short‑term tourist rentals
The Nice municipal council voted on 19 June 2026 to overhaul the regulation of short‑term tourist rentals. The new decree extends the maximum yearly rental period for primary residences from 90 to 120 days, lengthens the single‑use permit to five non‑renewable years and caps the number of tourist‑type units at 0.9 % of the local housing stock (about 691 authorisations for 2026) in the city’s most pressured districts. It also requires a compliant energy‑performance diagnostic and streamlines renewal procedures.
The measures aim to balance Nice’s tourism‑driven economy with a worsening housing shortage that has forced about 12 % of the city’s 50 000 students to abandon their studies. Opponents warned the city could become “the Venice of the Riviera”, while Mayor Eric Ciotti said the goal is “to curb the industrialisation of tourist rentals while preserving owners’ rights”. A temporary moratorium on new applications remains in place until the end of August 2026, with a transitional period for the new rules running from 1 September to 31 December 2026.
