NIL wealth drives surge in college town housing markets

The legalization of Name, Image, and Likeness (NIL) rules for student-athletes in July 2021 has triggered significant shifts in college town real estate markets. According to data from HousingWire, median home list prices in these communities have seen double-digit increases, with some markets rising by as much as 47% since the NIL era began.

A new demographic of young, high-earning student-athletes with six- and seven-figure incomes is entering the housing market, creating unprecedented demand in areas that historically relied on professors, local professionals, and investors.

Notable price surges include Blacksburg, Virginia (home to Virginia Tech), which saw a 47% increase; Athens, Georgia (University of Georgia), which rose 45%; and Bloomington, Indiana (Indiana University), which jumped 42%. Other significant increases were recorded in Tucson, Arizona, and Knoxville, Tennessee.
