Swedish housing market sees record apartment prices in Stockholm
The Swedish housing market is showing divergent trends between apartments and villas. According to data from Svensk Mäklarstatistik, apartment prices rose by 1.6 percent in September, with the strongest growth in Stockholm. In central Stockholm, square meter prices have reached a record high of over 124,000 SEK, marking a 9 percent increase over the past year.
In contrast, the villa market experienced a slight decline, with prices falling by 0.4 percent in September. Regional data shows varying trends: villa prices in Ljungby municipality decreased by 7.7 percent over the last three months, while prices in Norrtälje rose by 5.2 percent. In Malmö, villa prices saw a 1.9 percent increase during the same period.
Market analysts note an increase in transaction volume, with 18,500 homes sold in September, a 9 percent increase from the previous year. Fredrik Kullman, CEO of Svensk Fastighetsförmedling, suggests that a pent-up demand for moving is emerging as consumers feel more optimistic about their financial futures, though the market remains sensitive to interest rates and inflation.
