North Macedonia faces demographic decline and rising housing costs

North Macedonia is facing significant demographic and economic challenges. Recent data shows a continuing negative natural population growth, with deaths outnumbering births by 1,005 people in the second quarter of 2026. This decline is contributing to the closure of schools, with 148 school facilities currently without students, primarily in rural areas.

In the real estate sector, over 307,000 homes—approximately 36.6% of the total housing stock—remain unoccupied. Despite this high vacancy rate and the shrinking population, property prices in attractive locations like Skopje and Ohrid have risen, exceeding 3,000 euros per square meter.

In response to these shifts, local and national leaders are addressing the impact. The Mayor of Skopje, Orce Gjorgjievski, announced a revised budget to fund infrastructure projects, including a new bridge and roundabout, while reducing city debt. Meanwhile, Education Minister Vesna Janevska has highlighted the demographic crisis, noting that the reduction in births is directly impacting the education system and the availability of classrooms.
