Macedonia's real‑estate market Q2 2026 records record prices and 27% growth

In the second quarter of 2026 the Macedonian real‑estate market posted its highest per‑square‑metre price for a new apartment sold by an investor: 206 640 denars (3 360 €) for a 50 m² unit in Skopje’s Center. The top price for a used apartment was recorded in Ohrid at 197 408 denars (3 200 €) per square metre, with a 66 m² unit sold for 211 200 €.

The Register of Prices and Rents logged 8 369 transactions (sales and rentals) between 1 April and 30 June, a 7.9 % increase over the first quarter. The total financial value of the market reached 351.7 million euros, up 27.3 % from Q1. Investor activity comprised 977 sales, including 943 new‑build apartments and 34 houses; new‑build apartment sales rose by 231 units (32 %) to 943 units.

The Cadastre Agency recorded 28 352 pre‑registration sheets for construction projects, indicating a large pipeline of buildings soon to enter the market. Overall, the sector showed strong growth in sales volume and value despite mixed trends in other property categories.
