North Macedonia real estate sales value rises 21.3% in H1 2026

The real estate market in North Macedonia experienced moderate growth in the first half of 2026, with 16,126 transactions recorded, a 2.2% increase compared to the same period last year. The total value of sales reached 625.7 million euros, marking a 21.3% increase from the first half of 2025.

Apartments and agricultural land/forests represented the largest shares of transactions. Notably, apartments also accounted for the highest total transaction value at 289.1 million euros. Monthly rental amounts saw a significant increase of 29.4%.

High-profile individual sales highlighted market trends in Skopje. In the Centar Municipality, a 50-square-meter apartment sold for 168,000 euros, setting a record price of approximately 3,360 euros per square meter. In the Karposh Municipality, a 575-square-meter house was sold for 1.5 million euros. Additionally, a business premises in the Aerodrom Municipality was sold for approximately 6.8 million euros.
