North Richmond suburb in Sydney records 31% rise in median house price
North Richmond, a far north‑west suburb of Sydney, saw its median house price jump 30.9% to $1.23 million in the year to March, the third‑largest increase across the city. Over the past five years the median has risen 77%.
The surge follows the redevelopment of the former Redbank dairy farm into a residential estate, which has added hundreds of homes, new infrastructure and green‑space amenities. Local agents say the “halo effect” has attracted buyers from the Hills and closer to the city, with many choosing to buy land and build their own homes.
Despite the rapid appreciation, most sales remain below $2 million. The suburb, 67 km from the CBD and bordered by the Hawkesbury River, continues to offer larger family homes and block sizes at comparatively lower prices than inner‑city areas.
