Northeastern US housing markets see higher dollar volumes despite mixed sales
Housing markets across Connecticut, Massachusetts, and New York reported higher closed dollar volumes through the first nine months of 2026, despite mixed performance in unit sales. According to a report from William Pitt-Julia B. Fee Sotheby’s International Realty, dollar volume is growing faster than the number of transactions, a trend driven by rising median sale prices and a higher share of expensive properties.
In Westchester County, the year-to-date median sale price surpassed $1 million for the first time. While overall volume is up, the market is showing signs of softening in certain areas. In Fairfield County, Connecticut, real estate professionals note that competition is becoming more selective; well-prepared and correctly priced homes continue to attract multiple offers, while others remain on the market longer.
Buyers are reportedly becoming more cautious and negotiating more frequently, particularly regarding property inspections and maintenance needs. The market currently reflects a split between high-demand areas and locations where inventory and pricing are causing slower sales.
