Northern Cyprus real estate sees rising international investment

The real estate market in Northern Cyprus is experiencing a surge in international interest and shifting competitive dynamics. Increased regional mobility is evident, with passenger arrivals via air and sea reaching 647,224 between April and June, a 4.4% increase from the previous year.

Geopolitical tensions involving the US, Israel, and Iran have altered risk perceptions for investors in the Gulf region. This has led to a migration of interest toward Northern Cyprus, particularly among Turkish citizens and investors from the Gulf, who are seeking stability and favorable returns. Key attractions include foreign currency-based rental income, competitive property prices compared to Dubai and other Mediterranean destinations, and high amortization periods.

In response to these trends, companies are evolving. DND Cyprus has invested approximately $50 million in the region, with a portfolio value estimated at £120 million, focusing on projects like La Joya and Lagoon Verde. Meanwhile, industry experts note that digital visibility, CRM systems, and targeted multilingual communication are becoming essential for brands to capture the diversifying global market.
