Northern Taiwan real estate shifts toward residential demand
The real estate market in Northern Taiwan is showing signs of stabilization and shifting dynamics following recent credit controls and the introduction of new mortgage policies. Industry experts suggest that while speculative short-term trading has diminished, the market is transitioning toward a focus on long-term residential needs and asset reallocation.
Key areas of interest include transit-oriented developments. Locations such as Linkou, Tamsui, and the Qingpu A7 area are highlighted due to their connectivity via rail and upcoming infrastructure. In Yilan, the potential integration into the high-speed rail network is expected to enhance its appeal as a residential alternative to the Taipei metropolitan area.
In Taipei, Keda Construction has commenced work on the ‘Dunbei Xu’ project, a large-scale development aimed at younger homebuyers. Despite tightened credit regulations, the company reports an increase in new project volumes in Northern Taiwan. Keda Chairman Lai Jian-cheng noted that the market is entering a period where location, construction quality, and developer incentives will be the primary drivers for the growing segment of owner-occupiers.
