Nuveen closes $1 billion CPACE lending fund for green real estate

Nuveen and Nuveen Green Capital have completed a first close exceeding $1 billion for the Nuveen CPACE Lending Fund IV. This brings total commitments across the four-vintage fund series to approximately $3 billion since the strategy launched in 2023.

The fund focuses on Commercial Property Assessed Clean Energy (C-PACE) assets, which provide long-term financing for commercial property upgrades related to energy efficiency, water conservation, renewable energy, and climate resilience. C-PACE utilizes a unique repayment model where debt is tied to property tax assessments rather than traditional loan covenants, creating long-duration cash flows that resemble municipal bonds.

Institutional investors, particularly life insurance companies, are driving demand for the fund due to its investment-grade profile and ability to match long-term liabilities. Nuveen Green Capital currently manages more than $6 billion in assets and has reported 73% year-over-year growth, reflecting a broader expansion of the C-PACE market in the United States.
