Nvidia backs OpenAI's Ohio AI data center with $105B guarantee FAST-MOVING

Nvidia has entered a major infrastructure deal to support a massive AI data center project in Pike County, Ohio. Through a series of financial filings and announcements, the chipmaker has committed to investing $1.5 billion in SB Energy, a SoftBank-owned developer, and providing a financial backstop for the project.

OpenAI has signed a 20-year lease for the PORTS-Pike Technology Campus, which is slated to provide an initial 4.25 gigawatts of IT capacity, with options to scale up to 8 gigawatts. Nvidia will serve as the exclusive provider of the site's AI compute infrastructure, supplying its DSX AI factory platform, including GPUs, CPUs, and networking equipment.

Nvidia's financial commitment includes residual value guarantees for the initial phase of the buildout, capped at $105 billion. These guarantees are designed to protect against potential defaults or insolvency by OpenAI, covering the difference between guaranteed lease values and what can be recovered through replacement tenants or sales. The project is expected to begin coming online in phases starting in 2028.
