OCU outlines mortgage savings through term extensions
The Organization of Consumers and Users (OCU) has outlined strategies for reducing monthly mortgage payments in Spain, specifically through negotiating term extensions with banks.
According to OCU calculations, for a mortgage with €80,000 in outstanding principal and a 2% interest rate, extending the term by five years can significantly lower monthly installments. For a loan with 10 years remaining, the monthly payment could drop from €736.11 to €514.81, a monthly saving of €221.30. However, for a loan with 15 years remaining, the same five-year extension only reduces the payment from €514.81 to €404.71, a saving of €110.10.
The OCU warns of the long-term cost associated with this strategy. While extending the term provides immediate monthly relief, it increases the total interest paid over the life of the loan. In the first scenario, the borrower would pay an additional €4,332 in interest, while the second scenario results in an extra €4,464 in interest costs.
