OCU warns of gaps in insurance against illegal property occupation

The Organization of Consumers and Users (OCU) has warned of deficiencies in insurance policies regarding vandalism caused by illegal property occupation. While coverage for occupation—including vacant homes between contracts and tenants who refuse to leave after a lease ends—is becoming more common, the OCU notes significant limitations in many plans.

According to the study, some insurers set very low compensation limits, while others only cover damages after an eviction sentence has been issued. Some policies also exclude specific situations or apply deductibles that significantly reduce final payouts. Additionally, some providers link non-payment insurance to the mandatory purchase of home insurance.

The OCU reports that 14% of private landlords have experienced non-payment situations. Experts recommend that consumers prioritize actual service coverage over premium prices, which can range from 305 to 660 euros annually for a monthly rent of 950 euros. Key factors to compare include the number of months covered, legal protection scope, and specific exclusions for vandalism.
