Office refurbishments underway in Edinburgh and Leeds

Major office refurbishment projects are underway in Edinburgh and Leeds to increase the supply of high-quality Grade A commercial space.

In Edinburgh, the first phase of a £5.5 million upgrade at Exchange Place 2 is nearing completion. Approximately 20,000 sq ft of office accommodation will become available in November. The project includes a new reception, a wellbeing hub, and sustainability features such as cycle storage, aiming for an A Energy Performance Certificate rating. A second phase is scheduled to begin in 2027.

In Leeds, Network Rail has commenced a £40 million refurbishment of the seven-storey Princes Exchange building. The project aims to create a dedicated Rail Industry Hub while providing five floors of commercial space ready for occupation by mid-2027. The redevelopment includes external façade improvements, a new ground floor reception with a cafe, and fitness facilities, targeting high environmental and wellness certifications.
