OLX listings reveal thousands of non-residential micro-units

An analysis of real estate listings on the OLX platform reveals that over 3,500 advertisements categorized as “apartments” may not legally qualify as residential units. Since 2018, Polish regulations have required a minimum area of 25 square meters for a property to be classified as an apartment.

Many listings under this threshold are actually non-residential premises, such as service spaces, attics, or garages. While older properties in tenement houses may still hold legal status as apartments despite small sizes, newer constructions under 25 square meters cannot legally obtain a separate land and mortgage register as residential dwellings. The report suggests that these micro-units should ideally be listed under categories such as “offices” to prevent misleading consumers.
