Orroroo grazing property sells for $615 per acre

A low-rainfall grazing property located near Orroroo in the foothills of the southern Flinders Ranges has sold for $240,000. The 158-hectare (390-acre) farm, situated 5km northeast of Orroroo in South Australia's Upper North, was valued at approximately $615 per acre.

The sale price was roughly $20,000 below the initial price guide of $260,000-$280,000 set when the property entered the market in February. The land, which sits near the historic Goyder's Line, receives an average annual rainfall of 275mm-300mm.

Features of the property include a two-stand shearing shed with yards, an implement shed, a hay shed, and an old homestead requiring repair. The land is fenced into three main paddocks and is watered by two dams and a submersible bore. Pastures consist of a mix of native shrubs and grasses, including spear grass, blue bush, and cotton bush, along with winter perennials and clovers. The property was sold by Wardle Co. Real Estate.
