Oslo housing market faces decline amid high interest rates

The Oslo housing market has experienced a recent downturn, with prices falling 2 percent in July and a cumulative decline of 0.8 percent so far this year. Analysts attribute this trend to high interest rates and an increased supply of rental properties being sold off. Nordea strategist Sara Midtgaard noted that Oslo is particularly sensitive to interest rate changes, observing that unsold housing inventory has reached levels not seen since before the financial crisis.

Despite the current decline, Handelsbanken economist Nora Vie Holm suggests a potential turnaround. She points to a structural shortage of new housing relative to population growth as a long-term driver. Projections from Handelsbanken suggest that Oslo could see strong price growth of 7.5 percent by 2028, potentially supported by wage increases in the coming years.
