Phoenix-See apartments in Dortmund face prolonged vacancy

Two newly completed apartment buildings at Phoenix-See in Dortmund, totaling 16 units, have remained vacant for several months. The properties, located at Kohlensiepenstraße 28 and Seehang 1, were developed by Phoenix Wohnen GmbH & Co. KG.

Owner Prof. Eckard Gerber attributed the vacancy to a strategic decision to complete the entire project before beginning the rental process, ensuring the units were ‘perfect’ for incoming tenants. Dortmund city spokesperson Christian Schön confirmed there are no outstanding administrative issues or municipal claims regarding the buildings.

Rental processes are now underway, with the first residents expected to move in by the end of 2026.
