Spain's housing market rebounds in June 2026 with sales rise

In June 2026 Spain recorded 59,288 housing transactions, a 1.6% year‑on‑year increase and the strongest June since 2007, ending a five‑month decline. New‑home sales rose 6.3% to 12,766 deals, while used‑home sales edged up 0.3% to 46,522. The average price reached €2,823 per square metre, up 15.8% from a year earlier. Regional performance varied: Andalusia, Catalonia, the Valencian Community and Madrid led in volume; Navarra, Castilla‑La Mancha and Asturias posted double‑digit growth, while Cantabria, the Balearic Islands and Galicia saw declines. Foreign buyers accounted for a record 15.98% of all transactions (about 26,800 deals). Among resident foreigners, Moroccans were the most active, representing 12.1% of resident purchases and dominating markets such as Murcia (35.1% of resident sales) and Navarra (32.1%). In Catalonia, the introduction of a rent‑price cap cut rental supply by 72%. The speed of sales accelerated, with express sales – properties sold within a week – reaching 11% in Madrid and 21% in Teruel. New‑housing stock remained low, with Soria reporting a modest 5% rise in unsold units. While prices continue to climb nationally, some provinces such as Ourense experienced a year‑on‑year price drop.
