Palermo property prices vary up to 83% across Buenos Aires sub‑zones

Palermo is the most dynamic neighbourhood in Buenos Aires' real‑estate market, with roughly 130,000 m² of development projects underway, outpacing other districts such as Belgrano and Núñez. A Roomix analysis shows that the price per square metre can differ by as much as 83 % between its sub‑zones.

The premium segment is led by Palermo Chico at US$ 4,575 / m², followed by Palermo Nuevo (US$ 3,971) and Palermo Hollywood (US$ 3,296). More affordable areas include Palermo Soho (US$ 3,097) and Palermo Viejo (US$ 2,500). On key avenues, the price peaks at US$ 6,723 / m² on Avenida del Libertador.

Factors driving the disparity are location, age and amenities. New units command about 39 % higher prices than buildings older than 30 years, while amenities such as gyms, pools and 24‑hour security add roughly 25‑30 % to values. Demand is propelled by proximity to green spaces, world‑class dining and excellent connectivity.
