Palić protected area faces loss of historic structures amid planning delays

The protected spatial, cultural, and historical area of Palić is facing challenges as older structures disappear and are replaced by new tourist and commercial-residential developments. This occurs while a new Detailed Regulation Plan and revised protection measures are still pending.

In Splitska Aleja, Villa Regina was demolished in September 2025. It is being replaced by a commercial-residential building featuring over 20 apartments, developed by Pančevo-based ALK Sever and constructed by Belgrade-based ALK Gradnja. The project is expected to be completed by April 1, 2027. While Villa Regina and Villa Dominus are not individually protected as cultural monuments, they are located within the protected Palić area.

The core issue stems from the 1994 decision declaring Palić a protected area, which lacks specific measures to define permitted or prohibited interventions. In March 2023, the Republic Institute for the Protection of Cultural Monuments requested that the Inter-municipal Institute for the Protection of Cultural Monuments in Subotica initiate a revision of protection decisions for the urban cores of Subotica and Palić to prevent inconsistent application of protection rules.
