Pandion AG, a prominent real estate developer based in Cologne, has filed for insolvency proceedings under self-administration. The filing, made on August 10, 2026, includes the parent company and five subsidiaries covering real estate, sales, project management, and engineering.
The company cited an inability to stabilize its liquidity despite extensive restructuring efforts, following the unexpected loss of a key financing component. A critical trigger was the failure to meet a €3.6 million interest payment on a €45 million bond.
The insolvency affects approximately 3,800 planned apartments and 200,000 square meters of office space across Germany, including major projects in Munich and Düsseldorf. While the group's project companies are reportedly not directly affected by the filing, the future of several large-scale construction sites remains uncertain. The company intends to continue its development projects by seeking new partners and aims to use the self-administration process to restructure and stabilize the group long-term. Short-term security for the company's approximately 190 employees is currently reported as stable.
