Parking real estate investment grows in France
Real estate investors in France are increasingly turning to parking spaces and storage boxes as affordable alternatives to residential property. In major metropolitan areas like Paris, Bordeaux, and Lille, the reduction of street parking due to pedestrianization and green spaces has maintained high and constant demand for private parking solutions.
In the Alpes-Maritimes region, the market for parking and garages has seen significant growth. Between 2021 and 2025, the median price for these assets rose by 25%, increasing from 24,000 to 30,000 euros. Transaction volume also reached a peak in 2025 with 2,937 sales. The market is heavily concentrated along the coast, with Nice, Cannes, and Antibes accounting for more than half of all transactions and total market value.
Experts note that parking costs remain largely decoupled from residential real estate prices. While residential square meter prices in cities like Paris have doubled over twenty years, parking prices have not risen at the same proportion, offering different profitability profiles. Investors often favor enclosed garages or boxes, which command roughly 10% higher rents and experience lower turnover.
