Paschertz Unternehmensgruppe outlines real estate planning in Rhine-Ruhr
Paschertz Unternehmensgruppe highlights the necessity of integrating project development with economic planning for real estate projects in the Rhine and Ruhr regions. Investors in areas such as Düsseldorf, Cologne, and the Ruhrgebiet must navigate changing construction costs, interest rates, and energy requirements to ensure project viability.
Key financial instruments include KfW programs. For climate-friendly new constructions, KfW Program 298 offers loans of up to €100,000 per residential unit, increasing to €150,000 for buildings achieving the ‘Climate-friendly residential building – with Sustainable Building quality seal’. Additionally, the Efficiency House 55 standard for new builds is currently slated to be limited until December 31, 2026.
For the energetic renovation of existing buildings, KfW Credit 261 provides up to €150,000 per unit, with repayment subsidies of up to 40 percent depending on efficiency levels and sustainability bonuses. Public housing subsidies in North Rhine-Westphalia also support new construction, modernization, and affordable housing initiatives.
