Perth property market shifts toward more balanced conditions

The Perth property market has transitioned toward more balanced conditions in 2026, providing first-time homebuyers with increased choice and more time to make decisions. According to REIWA data, the number of properties advertised for sale in Perth reached 7,812 at the end of September, nearly triple the volume recorded a year earlier.

This shift is reflected in the speed of sales, with houses taking a median of 26 days to sell, compared to just eight days in September 2025. While well-presented homes in popular areas continue to see competition, the overall pace is less frantic than in previous years.

REIWA President Rob Mandanici advises prospective buyers to prioritize financial preparation by determining affordability, securing loan pre-approval, and accounting for additional costs such as transfer duties and potential interest rate changes.
