Perth property prices near top schools outperform city average
A new report by Buyers Advocate Perth indicates that property price growth in suburbs surrounding several high-demand schools in Perth has significantly outperformed the Greater Perth average over the last 30 years.
Using data from the Real Estate Institute of WA covering the period from 1995 to 2026, the analysis focused on six specific public and private school precincts. These included areas near Christ Church Grammar, Hale School, St Mary’s Anglican Girls’ School, Shenton College, Rossmoyne Senior High School, and Applecross Senior High School.
Ray Chua, director of Buyers Advocate Perth, noted that while schools are rarely the sole driver of property values, they serve to concentrate long-term owner-occupier demand within highly desirable neighborhoods. He stated that families often view schooling as a key component of a lifestyle choice when competing for limited housing stock.
