Petaling Jaya flash floods threaten traders and commercial property values

Traders at the Medan Selera 223 food court in Petaling Jaya have chosen to remain despite repeated flash floods, rejecting a city‑council offer to relocate during a six‑month construction of a RM4.55 million flood‑retention pond. The traders say the pond may be temporary, and they fear losing business if forced to move. Business at the court has fallen by about 70 % after four floods this year, with customers avoiding the site.

The Malaysian Institute of Estate Agents warns that the recurring floods are permanently reshaping the commercial real‑estate market in Petaling Jaya. Ground‑floor retail and showroom values are declining, rental rates are stagnating or falling, and banks are tightening loan criteria for flood‑prone properties. Investors are increasingly seeking high‑ground, flood‑resilient sites, creating a two‑tier market and pressuring landlords.

Local officials, including Mayor Datuk Mohamad Zahri Samingon and State Infrastructure Chairman Datuk Izham Hashim, have pledged infrastructure upgrades, but traders say long‑term solutions remain uncertain.
