Philadelphia implements new renter protections and affordable housing projects
Philadelphia is introducing new legislative measures and housing developments aimed at addressing the city's affordable housing crisis. On November 1, the Safe Healthy Homes Act will take effect, expanding “good cause” protections to all renters. Under these new laws, landlords must provide a written, legally defined reason for terminating or not renewing any lease, regardless of the lease term. This measure aims to prevent landlord retaliation and displacement, though some independent landlords have expressed concerns regarding the impact on their small businesses.
Simultaneously, the Philadelphia Housing Authority has broken ground on the Dwight Evans Senior Residences in the Sharswood section of North Philadelphia. This $27 million project will provide 63 affordable one-bedroom apartments specifically for older adults aged 62 and over. The development, which is expected to take 15 to 18 months to complete, will include subsidized rents and specialized units for individuals with disabilities or those who have experienced homelessness. The project is part of a long-term neighborhood revitalization effort.
