Playas de Rosarito official denies 2027 property tax hike
Adrián Gaeta Martínez, the Municipal Cadastre Director of Playas de Rosarito, has denied claims that there will be a significant property tax increase in 2027. He stated that tax amounts will actually decrease in 77 of the 333 homogeneous zones following adjustments made by the Municipal Real Estate Cadastre Council (COMUCI).
While the director maintains these reductions are the result of updated cadastral values that had not been modified since 2017, members of the group Unidos por Rosarito expressed skepticism. They argued that commercial properties will still see increases and noted that previous reductions of 10% to 30% follow a 400% spike in 2026. Gaeta Martínez noted that updating these values is necessary to address the lack of differential tax rates based on land use, which currently limits the municipal government's ability to fund public services.
