Plovdiv University campus faces large-scale residential development

New large-scale construction projects are being planned near the dormitories of Plovdiv University ‘Paisii Hilendarski’. Owners of two plots of land, measuring 3,745 sq. m and 1,248 sq. m respectively, have initiated procedures to change detailed development plans for regulation and construction.

The plots, which consist of former agricultural land, fall under the SMF1 zone according to the General Development Plan. This designation allows for significant building indicators, including no height restrictions, a 50% building density, and a minimum of 40% green space. This could allow for a total built-up area of 17,500 sq. m, potentially yielding over 200 apartments.

Additionally, investment intentions from HMC AD involve dividing a larger area into five separate plots. One 7-decare plot is designated for sports and landscaping, including a park, football and tennis courts, and a swimming pool. The remaining four plots, totaling over 30 decares, are intended for residential and public construction. These plans include 4-story buildings up to 15 meters high and 6-story buildings, with a potential total built-up area in the zone reaching approximately 70,000 sq. m, or more than 800 apartments.
