Poland emerges as top real estate market for Ukrainian citizens

Between 2020 and 2025, Ukrainian citizens purchased approximately 90,800 properties across nine countries, totaling an estimated $18.5 billion. According to research by FERO Development, Poland has emerged as the primary market for these transactions.

In Poland, Ukrainians have acquired roughly 38,500 properties, accounting for over 40 percent of the total volume across the nine studied markets. The total value of real estate purchased by Ukrainians in Poland reached approximately $5.95 billion. In 2025 alone, Ukrainian citizens purchased 548,000 square meters of apartments in Poland, representing 54.8 percent of all real estate purchased by foreign individuals in the country.

Other major markets for Ukrainian real estate investment include the United States ($4.58 billion), Spain ($2.6 billion), the Czech Republic ($1.48 billion), and Germany ($1.3 billion). Financial data also indicates a consolidation of Ukrainian residents in Poland, with 184,000 citizens holding credit obligations in Polish banks totaling 13.6 billion PLN, 78 percent of which are mortgages.
