Poland faces rapid rental price growth and office parking shortages

Poland is experiencing significant increases in rental costs, with residential rents rising approximately 76% between 2015 and 2025, according to Eurostat. This growth rate is more than triple the European Union average of 21.8%. While Hungary and Lithuania saw even higher increases, Poland remains among the leaders in rental price surges within the EU.

In Warsaw, the average monthly rent for a two-bedroom apartment in high-standard, unfurnished conditions is approximately 5,450 PLN (around 1,300 EUR). Other major Polish cities like Krakow, Wroclaw, and Poznan also show varying high rental rates depending on apartment size.

Beyond residential housing, the commercial real estate sector faces challenges regarding office parking availability. Data from BNM – Real Estate Advisory indicates that parking spaces are increasingly scarce in major business hubs like Warsaw and Poznan, where the ratio can be as low as one space for every eight to nine employees. In Warsaw, monthly parking costs can exceed 1,000 PLN, significantly impacting office tenants and employees.
