Polish office market sees investment revival in H1 2026
The Polish office market experienced an investment revival during the first half of 2026. According to JLL, the total transaction value reached approximately 594 million euros, representing a 38 percent increase compared to the same period last year. A total of 23 office transactions were finalized during this six-month period.
Market structure indicators show a return of large-scale liquidity, with transactions exceeding 100 million euros reappearing. While Warsaw remains the primary hub, investment activity is increasingly expanding toward major projects in regional locations outside the capital. Investors are demonstrating high selectivity, focusing on prime assets with technical quality, stable tenants, and long-term value creation potential.
In the regional office sector, AXI IMMO reported that tenant activity in regional markets totaled 310,000 square meters in the first half of 2026, a 21 percent year-over-year decrease. However, net demand rose by 13 percent, driven by new leases and expansions, particularly in the IT, manufacturing, and business services sectors.
