Poland real estate: Warsaw housing supply rises as warehouse demand surges

The Polish real estate market is experiencing divergent trends across the residential and warehouse sectors. In Warsaw, residential supply increased by 66.8 percent in the second quarter of 2026, with 4,753 new units entering the market. However, sales fell by 9.4 percent during the same period. The average price for new units introduced for sale dropped by 8.6 percent to 18,593 PLN per square meter, marking the first time in three quarters that prices fell below 19,000 PLN per square meter.

In the warehouse sector, the market entered a new cycle in the first half of 2026. Net demand rose by 58 percent year-on-year, while gross demand increased by 21 percent. The vacancy rate declined to 6.3 percent. Although developers delivered 1.23 million square meters of new modern warehouse and production space by the end of June, construction activity has slowed, with the volume of space under construction reaching its lowest level in over nine years. Tenants signed leases for a total of 3.51 million square meters, representing the second-highest first-half result in the history of the Polish warehouse market.
