Poland set to see 20% rent hikes and new 400 zł monthly housing aid in 2026

Polish housing communities may raise maintenance fees, including administration salaries and repair funds, by up to 20 % by 2026. Certain charges such as waste disposal, water and heating can be increased without a owners’ resolution if permitted by the community’s internal regulations. Legal recourse is available: owners can contest fees lacking a resolution under Art. 22 of the Local Property Act and can seek court suspension of disputed decisions within six weeks.

Municipal authorities will also offer a non‑refundable housing supplement of up to 400 zł per month. The aid, intended for low‑income households, is granted for six‑month periods and may be renewed. Eligibility depends on income limits (3 561,42 zł for single‑person households, 2 671,07 zł per person for larger families) and floor‑area caps, with possible extensions for disabled persons. Applications require proof of income, tenancy rights and housing costs.
