Poland's new homes up 3.2% in H1 2026 as Warsaw office supply shrinks

The Central Statistical Office reported that 94,900 new dwellings were completed in Poland during January‑June 2026, a 3.2% rise from the same period a year earlier. Developers delivered 57,400 units and private investors 34,100, together accounting for 96.4% of the total. The new residential floor area reached 8.5 million m², with an average size of 89.8 m². Building permits rose sharply to 145,100, an 18.9% increase year‑over‑year, and construction starts grew 3.5% to 114,600 units.

In Warsaw, the modern office stock stood at about 6.24 million m² at the end of June 2026, down 1.5% from June 2025 due to the removal of older buildings and minimal new supply. Developers supplied only 45,200 m² of office space in the first half, 95% of which entered the market in Q1, with no new completions in Q2. Vacancy rates fell further, putting pressure on tenants. Ongoing construction totals roughly 124,600 m², 93% of which is in the city centre. Forecasts show the total new office supply for 2026 will be just under 50,000 m² – the lowest annual figure on record – with a modest increase to just over 60,000 m² in 2027.
