Poland's rental market shifts toward professional leasing models

The residential rental sector in Poland is becoming a defined product rather than a temporary shelter. Tenants now face monthly rents of 3,000 zł in large cities, amounting to roughly 108,000 zł over three years—money that does not translate into equity. Rent contracts can be increased up to 3 % of the property's replacement value, and new regulations slated for May 2026 will require mandatory registration of short‑term rentals.

At the same time, the flexible office‑space market is expanding. The coworking operator The Shire signed a lease for about 2,000 m² on the ninth and tenth floors of Poznań Financial Centre, a landmark office building. The space, set to open in October 2026, will offer private, ready‑to‑move‑in offices with services such as reception, IT support and cleaning. The deal highlights the growing demand for short‑term, cost‑predictable office solutions among both startups and larger companies.

Both developments illustrate a broader trend in Poland toward professionalized, flexible leasing arrangements in residential and commercial property sectors.
