Polish buyers surge for Spanish homes as geopolitics drive safe‑asset demand

Wealthy Poles, along with buyers from the United States and the Gulf region, are rapidly purchasing properties on Spain’s Mediterranean coast, especially in Marbella, Costa del Sol and Alicante. Reuters reports that foreign investors now account for almost 40% of all home‑buying transactions in the country, fueling a sharp rise in prices and prompting the Spanish central bank to call for measures to increase housing supply, with a shortage estimated at 750,000 units.

Polish purchases have tripled since the pandemic, reaching 4% of all foreign‑buyer transactions last year. Developers note that 70% of the exclusive Santa Clara complex in Marbella was sold to Polish clients, and Poles are also prominent buyers in a new 64‑storey tower in Benidorm. The boom is tied to geopolitical instability – the war in Ukraine, tensions in the Middle East and political uncertainty in the United States – prompting investors to seek secure asset locations.

The trend is reflected on an individual level: actress Barbara Kurdej‑Szatani and her husband Rafał Szatan bought a house in Spain after a four‑day visit, citing the attractive offer and their willingness to act quickly. Their story illustrates how high‑net‑worth Poles are turning to Spanish real estate both as a financial safeguard and a personal dream.
