Polish homebuyers grapple with high prices and mortgage fears

First‑time buyers in Kraków face steep purchase costs, with the average new‑flat price in May 2026 at 17,163 PLN per square metre, well above the national average of 15,422 PLN. Prospective owners must budget for the purchase price, down‑payment, notary fees, tax, finishing works and possible parking spaces, which can raise total outlay by tens to over a hundred thousand zlotys for a 50 m² apartment. The market lists more than 7,400 new‑flat offers across 144 projects in the city, prompting buyers to compare location, price per square metre, building standards and ancillary costs before committing.

A recent Otodom survey shows that over 60 % of Polish respondents are motivated to obtain a mortgage out of fear that housing prices will rise further. Buyers typically begin their search on online listing portals, often in major cities such as Warsaw where a typical 55 m² new flat costs about 1.1 million PLN. Many respondents lack understanding of variable‑rate loans, with more than half expressing concern over rate fluctuations. Experts stress the need for thorough financial calculations before signing loan agreements, emphasizing risks from potential interest‑rate hikes and personal income changes.
