Poland real estate and construction sectors face mixed trends

The Polish real estate and construction markets are experiencing significant shifts. In the residential sector, sales of developer apartments saw a notable increase in the third quarter of 2026, with 18 listed companies selling approximately 7,000 units—an 18% increase year-over-year. However, developers face challenges as 78% of firms are selling units slower than construction progresses, leading to an oversupply of nearly 80,000 available properties across seven major markets.

Government programs like 'Mieszkanie bez wkładu własnego' (Housing without own contribution) are seeing limited impact due to price limits that struggle to keep pace with market realities, particularly in cities like Krakow. Meanwhile, the venture capital market has reached a historic milestone, with total investments for the first nine months of 2026 exceeding 5 billion PLN, driven largely by major rounds for companies such as ElevenLabs and ICEYE.

In the industrial sector, warehouse demand is rising, but developers are increasingly cautious, focusing on projects with pre-signed tenant agreements rather than speculative builds. Conversely, the broader construction production segment, particularly in infrastructure, has seen declines due to administrative bottlenecks and state budget constraints.
