Polish housing market shows split availability for families and singles

September data indicates a divergence in housing accessibility within the Polish real estate market. While developers have increased their overall supply, the availability of properties varies significantly depending on the buyer's demographic.

Families with children have seen improved accessibility due to a combination of increased developer offerings and higher credit capacity. In contrast, single individuals have faced challenges, with housing availability within their budget decreasing in six of Poland's seven largest metropolitan areas. The most significant declines for singles were observed in Warsaw and Krakow, where available units dropped by 9 percent. Other cities experiencing decreases include the Tricity area, Poznan, Lodz, and the Katowice/Upper Silesian metropolitan area.

Market expert Marek Wielgo notes that while credit capacity for singles and childless couples has stabilized, availability is heavily influenced by both price shifts and the specific structure of developer offerings. Notable improvements for childless couples were limited to Wrocław and the Tricity area, where availability rose by 9 percent and 7 percent, respectively.
