Polish Housing Prices Stay Elevated as Market Stabilizes Without Downturn

After years of rapid price increases, Poland's housing market has entered a period of stabilization, but prices have not begun to fall. Expert Grzegorz Kawecki, president of Pekabex Development, said “stabilization does not mean that apartments will become cheaper.”

The Metrohouse and Credipass Barometer report for Q2 2026 shows that the expected sharp correction did not materialize. Transaction prices in the primary market fell about 14% per square metre in the six largest cities, yet offer and transaction rates remain stable or rising. In Warsaw the average price was 15,823 zł/m² (+2.8% q/q), Gdańsk 13,610 zł/m² (+12.7% YoY), while only Wrocław recorded a modest quarterly decline of 3.2%.

Buyers now have more time to compare offers, and developers are proceeding more cautiously with new projects. Persistent high construction costs—materials, labour, financing, land and stricter environmental and technical standards—continue to keep overall housing prices high despite the market’s slower pace.
